Design and development of orbihome.com, an online real estate valuation service for the French market. In production.

The problem: Valuations based solely on listings are systematically inflated, and sellers have no way to objectively assess the property's environment.

The solution: A engine that calculates two distinct values for the same property — the asking price on the market and the actual sold price in the area — by cross-referencing active listings with the official DVF (DGFiP) database to correct the upward bias.

Technical components:
- Data pipeline on official open data (DVF/DGFiP) with geolocation and search for recent comparable properties near the entered address.
- AI models integrating dozens of fine-grained micro-location criteria: floor, orientation, condition and renovations, and neighborhood context.
- Proprietary green neighborhood index, inspired by the 3-30-300 rule (visible trees, tree canopy cover, distance to green space) — an indicator no competitor in the French market offers.
- Guided 3-step interface with immediate results: first valuation in ~2 minutes, advertised accuracy of ±5% on the sale price.
- Professional space for agents and real estate brokers, with a callback system only upon explicit user request.
- GDPR compliance by design: explicit consent, masked number from the professional's side, right to be forgotten, and results accessible without obligation to leave contact details.

What I built:
- AI voice agents integrated with Twilio and Ringover, plus pre-analysis tools with LLM — reducing prospect research operational load by 50%.
