My job is to answer a key question: is it worth moving forward with this asset, renegotiating the price, or discarding it?

I prepare Go/No Go analyses, economic feasibility studies, financial models, CAPEX estimates, profitability scenarios, debt analyses, price sensitivities, renovation risks, and the maximum advisable acquisition price.

I bring a hybrid perspective: financial training, a Master's in Real Estate from IEB, and professional experience in construction, renovations, budgeting, technical coordination, and real estate deal analysis. This allows me to go beyond Excel and validate numbers against the reality of construction, costs, timelines, permits, technical risks, and exit strategy.

I specialize in value-add deals: properties for renovation, buildings, commercial spaces, land, small developments, and assets where profitability depends on buying well, executing well, and selling or renting strategically.

My goal is not to justify a purchase, but to help you clearly decide whether to move forward, renegotiate, or discard the deal.
