• Managed and analyzed real estate investments in the healthcare, hospitality, and student housing sectors (portfolios of €50M to €150M): analysis of off-market and on-market opportunities, financial modeling (DCF, cash flow, sensitivities), preparation of Investment Memorandums, LOIs, and term sheets, coordination of due diligence with auditors, lawyers, and investment banks.

• Supported fundraising and financial advisory operations: sourcing investment opportunities, identifying and approaching institutional and private investors, preparing teasers, one-pagers, management presentations, and assisting in the execution of real estate and corporate transactions.

• Conducted strategic market studies and sector analyses on European healthcare real estate (nursing homes, psychiatric care, MCO clinics): analysis of investment trends, prime yields, comparable transactions, and the competitive positioning of operators and investors.

• Designed benchmarks and financial indices for healthcare real estate: monitoring and comparison of unlisted funds (SCPI, private funds, OPCI) and listed European REITs, analysis of performance, returns, LTV, ESG strategy, and sector allocation.

• Developed a proprietary model for rating and screening investment opportunities: structuring an evaluation methodology based on business, financial, real estate, and transactional criteria to improve decision-making and asset selection.

• Participated in an acquisition in the Middle Eastern hotel sector: strategic and financial analysis of a mid-scale hotel operator, detailed review of the business plan and operational KPIs (RevPAR, ADR, occupancy rate), valuation of a hotel asset portfolio, and contribution to the preparation of investor teasers and Investment Memorandums.

• Contributed to a fundraising in the renewable infrastructure sector (solar PV – GCC): financial modeling of solar projects (project IRR, sensitivities, return scenarios), preparation of pitch materials for investors, coordination with legal and financial advisors, and management of the data room and transactional due diligence process.

• Preliminary analysis of over 40 private equity and impact investing opportunities: strategic and financial screening of files, business model analysis, market study, and risk assessment, preparation of investment summaries, and presentation of opportunities during weekly deal flow committees.

• Conducted financial and ESG due diligence on about ten investment opportunities: analysis of financial, operational, and extra-financial risks, review of business plan assumptions, analysis of target returns and market conditions, with contributions to drafting Investment Memorandums for investment committees.

• Financial modeling of equity and quasi-equity projects (tickets from €5M to €20M) in the renewable energy, nature-based solutions, carbon markets, tourism, hospitality, and food services sectors: construction of integrated financial models, sensitivity analyses, profitability scenarios, and cash flow projections for projects located in Europe, Africa, Latin America, and Asia.
