From my base in Barcelona, I work as an external technical consultant for one of the most relevant real estate developments in the Neuquén region. My role is to act as the online quality and legality filter, ensuring that each private architectural project complies with urban planning standards before its execution.

Responsibilities:

Reception and exhaustive technical analysis of planimetric documentation. Verification of urban planning indicators (FOS, FOT), setbacks, and specific urbanization regulations.

Remote Correction and Feedback: Direct coordination with design architects through digital channels. I make the necessary corrections to align designs with the Building Regulations, optimizing the project for approval.

Enabling Digital Technical Approval: Issuance of approvals that validate the technical suitability of the project. This document is the indispensable requirement for the owner to initiate the building permit process with the corresponding municipality.

Urban Planning Regulation Management: Rigorous interpretation and application of the neighborhood's internal regulations, ensuring the architectural coherence of the entire development.

I served as a specialized technical expert in the judicial field, acting as a court-appointed expert for the resolution of technical conflicts in buildings and architectural projects. My main task was the precise diagnosis and economic valuation of construction defects.

Responsibilities and Areas of Analysis:

Construction Pathology: Identification, diagnosis, and expert appraisal of structural failures, dampness, hidden defects, and material degradation. Preparation of detailed technical reports on causes, evolution, and suggested solutions.

Expert Appraisal of Works and Projects: Technical audit of architectural projects to verify compliance with current regulations, quality standards, and consistency between what was designed and what was executed.

Appraisals and Valuations: Determination of repair costs and depreciation of real estate assets affected by incidents or construction malpractice.

Expert Reports: Drafting of technical opinions for judicial proceedings, characterized by objectivity, terminological precision, and clarity for interpretation by courts and legal parties.

With a solid professional career developed in Argentina, I have led the transformation of diverse spaces, from family homes to corporate infrastructure and commercial premises.
